You sign a commercial cleaning contract. The first month goes well. By the sixth, you no longer know whether the crew came on Tuesday or Thursday, or how long they stayed. The invoice, however, still arrives on the same date, for the same amount. And you find out about problems when a tenant complains.
This isn't an exception. It's how the industry normally works in Quebec. Once the contract is signed, the client becomes an accounting line. Nobody is lying to you: it's simply that nobody shows you anything.

The real problem isn't cleanliness — it's invisibility
Ask any property manager in Greater Montreal what they hold against their cleaning provider. They will almost never say "they clean badly." They will say:
- "I don't know if they came."
- "I don't know how long they stayed."
- "I don't know who entered my premises."
- "I pay the same amount whether they do two hours or ninety minutes."
- "I have nothing to show my owner."
These are five ways of saying the same thing: you're paying for a service you cannot see. And a service nobody sees is a service that quietly degrades, because nothing forces it to stay consistent.

When our agent arrives, they clock in from their phone, on your contract. When they leave, they clock out. The time comes from our server, not from their device: it cannot be adjusted afterwards.
So for each visit you see the date, the arrival time, the departure time, the actual duration and the name of the person who came.
More importantly: if a visit was scheduled on your calendar and nobody came, that day is not a hole in your history. It shows up as a logged absence, with its reason. That is exactly what an ordinary provider keeps from you.
You never pay for overtime you didn't ask for
Here is the paragraph none of our competitors can write.
Your contract allows two hours per visit. One day our agent spends two and a half — an unexpected spill, a delivery to work around, whatever it may be. You pay two hours. The extra thirty minutes appear in our system in red, marked "unpaid", and they land neither on your invoice nor on the agent's pay beyond what was scheduled.
This isn't a policy printed on a "our values" page. It's a rule written into the software, applied automatically, on every single visit, with nobody having to think about it. A manager comparing two quotes at the same hourly rate should always ask one question: what happens when your agent runs over?
Before and after photos: proof, not promises
Our agents photograph the sensitive areas before and after their work: bathrooms, kitchens, break rooms, common areas, entrance lobbies.
Those photos don't reach you directly. They go through our office first, which reviews them and selects what gets published. That's deliberate: a badly framed or misread photo can create needless worry for a commercial client. What the agent recorded is never deleted — we keep the original — but a human decides what is shown to you.
You know who enters your premises
In many buildings, the cleaning crew is an anonymous face passed in the evening. With us, you can see the profile of everyone assigned to your contract: first name, initial, years of experience, specialties and a sentence written by the person themselves.
We never publish an agent's full name or phone number. That isn't opacity: it protects our employees, and it complies with Quebec's Law 25 on personal information.
You know what goes into your premises
For every product used on your site, you can see its sheet: name, size, scent or absence of scent, certification (Écologo, DIN), handling precautions and a link to the manufacturer's technical data sheet.
This isn't decoration. In a clinic, a daycare or a building housing vulnerable people, knowing precisely what was sprayed on a surface changes everything — and it is usually the first question asked during an inspection.
Something wrong on site? You know the same day
Our agents are in your spaces several times a week, often before anyone else. They see what nobody sees: a burnt-out bulb in a stairwell, an empty dispenser, a door that no longer locks, a leak just starting.
They report it in two taps, and the information reaches you. Seven categories exist: missing supplies, breakage, access problem, water damage, safety, abnormal soiling, other.
One detail that matters: with us, a report is never held against the agent. If it were, nobody would report anything — and you'd learn about the problem three weeks later, from an unhappy tenant.
Your monthly report, ready to forward
Each month you download a single document that gathers everything: scheduled and completed visits, scheduled and actual hours, unpaid hours, amount invoiced, before/after photos, the month's reports, the assigned team and the products used.
It's the document you hand to your owner, your condo board or your management, without having to prepare it yourself. Up to four people can access your portal, at two levels: see everything (amounts included) or see the service only.
Our rate: $40 per hour, per agent
Our commercial rate is $40 per hour, per agent. The number of hours depends on three things: the square footage, the tasks required and the frequency of visits.
We apply no discounts on commercial work. Frequency discounts exist for residential, not here. A commercial contract is priced on a real need, not on a rebate that has to be recovered somewhere else — usually by cutting the time spent on your site.
For reference: a 2,000 sq ft office typically needs 2 to 2.5 hours per visit. A 1,200 sq ft clinic — smaller — needs 2.5 to 3, because the disinfection protocol requires a contact time that cannot be compressed.
