Repainting an office or store without closing for a single day

An office manager, a restaurant owner or a clinic operator considering a repaint always asks one question before price: how many days do we have to close? For a business doing $3,000 a day, two closed days cost more than the work itself. The good news: in the vast majority of cases, closing is not necessary.

Why commercial spaces are no longer painted during the day

Painting during opening hours creates three problems at once: the smell bothers customers, ladders and drop sheets create a hazard, and the crew works slowly because it has to work around people. The result is a longer job, a higher bill, and unhappy customers.

That is why commercial painting is almost always done in the evening, overnight or on weekends. The crew arrives at closing, protects, paints, cleans up and leaves before opening. On Monday morning nobody can tell anything happened, except that the walls are new.

Four ways to work without interrupting business

1. Overnight work

The most common approach for offices, clinics and retail. Between 6 p.m. and 6 a.m. everything is possible. It is also the option that leaves the most drying time before staff return.

2. Working zone by zone

For a large office or a warehouse, the space is divided into sectors. One zone is isolated, finished completely, then the crew moves on. Staff relocate a few desks temporarily. Nothing stops.

3. A full weekend

Ideal for a restaurant closed Sunday and Monday, or an office empty from Friday evening to Monday morning. Two full days cover a large area, drying included.

4. The quiet season

A seasonal store, a clinic during spring break, an office during the construction holiday: the calendar often does part of the work. We plan around your schedule, not ours.

The smell: what has changed

The most common worry, and the most outdated. Low-VOC paints are now the standard in commercial settings. They dry fast, give off very little odour, and let you reoccupy the space a few hours after the last coat.

For a clinic, a daycare, a dental office or a commercial kitchen we go further: zero-VOC paint, washable and resistant to disinfectants. The cost per litre is higher; not having to close pays that back many times over.

What changes with your type of space

• Offices and workspaces — the challenge is not the paint, it is the furniture and the IT equipment. We protect, move, and put everything back. Partitions and doors are repainted at the same time with no extra mobilisation cost.
• Restaurants and cafés — dining room walls absorb airborne grease. Full degreasing before painting is mandatory, otherwise the paint will not bond. This is the number one mistake in rushed restaurant jobs.
• Retail — the walls behind displays are often untouched while circulation areas are marked. Repainting only what needs it cuts the bill significantly.
• Clinics and professional offices — washable paint is mandatory in exam rooms, with a finish that survives daily cleaning with disinfectants.
• Buildings and shared corridors — circulation areas wear three times faster than the units themselves. Refreshing the corridors changes how an entire building is perceived.

What it costs

In commercial work there is no price per square foot that applies to everyone. The figure depends on the actual wall area, its condition, the ceiling height, the number of coats and the time window. An empty 1,500 sq ft unit and a restaurant with banquettes, light fixtures and a brick wall have nothing in common.

The price is set by contract, after seeing the space. What you get from the start is a flat rate: no hourly billing, no invoice that grows along the way. You know before we begin what you will pay.

Four questions to ask before signing

1. Who does the work, and under which licence? Ask for the contractor's RBQ licence number. A serious supplier gives it without hesitation.
2. Is the cleaning included? Many companies repaint and leave. Plaster residue and coverings become your problem.
3. Which paint, and how many coats? "One finish coat" and "two coats over primer" have neither the same price nor the same lifespan.
4. What happens if the job runs over? Have the time window written into the quote. That is what protects your opening the next day.
